This investment will help more Modesto residents facing housing instability and health issues access affordable housing.
“Safe, stable housing can make a lasting difference in a person’s health and well-being,” said Dorothy Seleski, president of Medi-Cal at Health Net. “Our $4 million investment in Morris Village reflects our commitment to addressing the root causes of health problems in the communities we serve. When people with serious health needs have a stable home, they can better manage their conditions, stay connected to health care services and lay the foundation for a safer future. We are proud to partner with Self-Help Enterprises to materialize this community in Modesto.
The Health Net grant will help Self-Help Enterprises cover the project’s remaining funding gap so it can begin construction. The 45 affordable homes will be allocated to individuals and families with incomes below the area median income.
“Affordable housing is one of the most pressing needs facing families throughout Stanislaus County and Morris Village represents just the type of investment our community deserves,” said Stanislaus County Supervisor Mani Grewal. “Health Net’s $4 million contribution, combined with the expertise and commitment of Self-Help Enterprises, will help Modesto residents live healthier lives, strengthen their neighborhoods and create a more resilient community. I am proud to support this project and thank Health Net and Self-Help Enterprises for their support.”
Self-Help Enterprises plans to break ground during the fourth quarter of 2026 and complete the project in spring 2028.
“Morris Village will add 45 much-needed affordable homes to Modesto, homes that not only provide shelter, but a foundation for health, stability and opportunity,” said Tom Collishaw, president and CEO of Self-Help Enterprises. “We know that when families have safe, stable housing, it benefits their physical and mental health. Health Net’s $4 million investment has been instrumental in bringing this initiative to fruition. We are proud to be developing this project in Stanislaus County and look forward to welcoming its future residents.”
Self-Help Enterprises will also consider establishing partnerships with service providers and community organizations to connect future residents of Morris Village with the care and support they need to thrive long after moving to this new community.
“As a registered nurse, I know that housing is a critical component of care and that when families have the opportunity to access affordable housing, their overall well-being improves and they are able to fully thrive in our community,” said Modesto Mayor Sue Zwahlen. “We appreciate Health Net’s investment and Self-Help Enterprises’ leadership in making this possible.”
Since 2020, Health Net has committed $93 million to homeless housing and outreach initiatives across California, promoting greater long-term stability and better health outcomes for the communities that need it most. Morris Village is the latest of the initiatives announced as part of that sustained commitment.
